We are into our second month of the year and depending on who you talk with, there are many who believe that our housing market has hit bottom and that we are now in recovery. We saw our fair share of listings that were priced well and sold within a matter of days, and those that were unrealistically priced and sat on the market only to be reduced months later. Beverly Hills Flats Real Estate Market Watch: October in Review

There is a fair amount of activity in the Beverly Hills Flats with plenty of buyers ready to make a deal. Sellers have also rushed to list their homes with hopes of closing escrow before the holiday season. Let’s take a closer look at the Beverly Hills Flats Real Estate Market Watch to see what’s been going on in the past month with single family homes North of Santa Monica and South of Sunset. As of October 1, 2011, there are 8 new listings, 4 listings that are looking for backup offers, 2 homes that are pending sale and 5 that have closed escrow.

Yesterday’s MLS Guide was thicker than usual, a clear indication that we’re back in the swing of things right after Labor Day. The market is generally quiet right before the holiday, and as mid September approaches, we are bombarded with new listings and homes that have been reduced in price by more motivated Sellers.

Beverly Hills Flats Market Watch: What’s New This Week?

Every Tuesday, my fellow Realtors and I head out to see what’s new in the Real Estate market. We do our best to see as many open houses as possible between 11am and 2pm.
My day always starts out in the Beverly Hills Flats as I mainly focus on homes North of Santa Monica and South of Sunset. Today’s inventory was low, expected for August as most buyers and sellers are still on vacation.

May Update: Real Estate Market Improves in the Beverly Hills Flats

Buyers can smell a great value from a mile away. I’ve been keeping a close eye on the real estate activity in the Flats of Beverly Hills, and I’m noticing that great homes that are priced properly are being snatched up within days.

Since my last update, the median price for active single family homes in the Flats has gone up. Similarly, the median price of sold homes also took a climb from $3,185,000 to $4,232,000. As of April 1, there are a total of 10 homes that have sold or are pending sale.
